Rental Criteria

Tenant Criteria

For tenants initially seeking a 12+ month lease:

-Applicant must have current photo identification and a valid social security number.

-Applicant’s monthly household income must exceed 2.5x times the rent. All income must be from a verifiable source. Unverifiable income may not be considered. 

-Applicants must receive positive references from all previous landlords for the previous 5 years.

-Applicant must exhibit a responsible financial life. Credit score must be a minimum of 600.

-A background check will be conducted on all applicants over 18. Applicant’s background must exhibit a pattern of responsibility. We reserve the right to not rent to felons.

Please inform us in advance of anything on your record you would like to explain further. 

If the felony is over 20 years and a letter is submitted with an explanation, we may further consider. 

-Occupancy is limited to 2 people per bedroom.

-No animals with a history of aggression. Animals must be potty trained.

No Animals allowed on a premises without a fenced yard.

If there are 3 or more inconsistencies this will be subject to further review or denial.

RENTAL & PET QUALIFICATIONS 

A rental application must be signed and processed on all prospective occupants 18 years of age or older. A non-refundable application fee must be paid for each applicant leasing for 31 days or more.

INCOME/EMPLOYMENT: Gross monthly income must be three (3) times the amount of the monthly rent. Occupants’ income may be combined to meet the requirement. If employment income does not meet the criteria, documentation of other supplemental income must be provided (i.e. savings, stocks/bonds, social security, trust fund income, educational grants, etc.)

Employment must be current and verifiable.

Other verifiable income equaling 2.5 times annual monthly rent.

Verifiable income includes as confirmed by employer, trust officer, tax returns, or other satisfactory documentation as required.

Each roommate should earn 1 ½ times the rent. If one of more roommate(s) do not, at least one roommate must meet the three (3) times requirement.

RESIDENCY/OCCUPANCY: Per A.R.S. § 33-1317(F), occupancy is restricted to no more than two (2) per bedroom. Rental history will be verified for each applicant.

Must have a minimum of one (1) year verifiable rental/residence history and

No more than (2) late payments in a 12-month period.

No more than one (1) NSF in a 12-month period.

No non-compliance issues that resulted in non-renewal or eviction.

CREDIT: A credit report will be processed on each applicant.

All applicants must have at least 75% positive credit.

No credit history will be counted as good credit.

Bankruptcy over six (24) months old will not be considered.

If credit is below 75% positive, the applicant will be required to have a co-signer.

Medical, Dental and Student loans will not be taken into account.

CRIMINAL: Not only must Applicant have acceptable credit history, additionally, all Applicants must meet our Criminal History Criteria. Applicants that are registered sex offenders will be denied. Applicants must have no felony convictions less than 10 years old that involve violent crimes against persons or property, including but not limited to murder, arson, kidnapping, assault, bomb related offenses, robbery or burglary, terrorism OR that involve the manufacturing or distribution of drugs in any manner. All other felony convictions must be more than 5 years old. Conviction of any drug related offenses involving possession only, or alcohol related offenses where no one was permanently injured or killed, must be at least 2 years old.

APPLICANTS WILL BE DENIED FOR THE FOLLOWING REASONS:

Prior or pending eviction

Foreclosures within the past three (3) years with unresolved judgment

Monies owed to an apartment community or landlord

Bankruptcy in the last six (6) months or pending Bankruptcy

Registered sex offenders  and violent felons will automatically be denied.

Falsifying information on application may be grounds for immediate denial. 

If an applicant fails to meet any of the above four (4) criteria, he/she may be asked to pay additional security deposit up to, but not exceeding 1 ½ times the rent or given the option of obtaining a co-signer (who must also meet above criteria.) If the applicant fails to meet two of the four criteria, applicant will be required to pay full 1 ½ times the month rent in security deposit AND have a co-signer.

PET QUALIFICATIONS & RULES

Large breeds are classified as over 30 lbs. Small breeds are 30 lbs. and under.*

Tenants shall ensure that all pet(s) are well behaved and shall not allow the pet(s) to disturb any other residents or neighbors. Tenant to ensure the animals cause no damage to the property. Tenant agrees the animals shall only be walked on a leash and only in areas so designated by the Owner/Landlord and the Homeowners’ Association.

Tenant will be responsible for any and all damages caused by the animals on the property or in the community and will indemnify and hold harmless Owner/Landlord/Management for, from and against any and all claims arising because of the animals. Tenant agrees that the animals will be licensed in accordance with all applicable governmental provisions. Owner/Landlord and/or Management reserve the right to require Tenant to immediately remove the pet(s) at any time upon any violation of Tenant of these rules.

Filter Maintenance for your AC

AC is a pivotal system to keep you comfortable 9+ months of the year in Arizona.  Understanding basics is important. Please read through and understand your responsibility to maintain your unit.

Please understand

In Arizona, when the temperature is over 100 degrees Fahrenheit, it’s recommended to set your thermostat to 78 degrees for a balance of comfort and energy efficiency. While you might be tempted to set it lower, this can strain your AC unit, cause maintenance issues and increase energy consumption. Setting the thermostat too low can FREEZE the system and you will be out of AC for 24 hours +

  • 78 degrees is a good starting point:

    This temperature is generally considered comfortable for most people in Arizona during the summer and allows the AC to run efficiently. 

  • Consider the “20-degree rule”:

    This rule suggests not setting your thermostat more than 20 degrees below the outside temperature to prevent overworking the AC overall preventing unnecessary shut down. 

  • Use the programmable thermostat:

    Many of our systems are programmable. Setting your thermostat to a higher temperature when you’re not home and have it cool down before you return. Or dropping it at 8pm and increasing it after you leave will keep you comfortable and the machine running smoothly 

  • Fans can help A LOT:

    Using ceiling fans can help circulate the air and make you feel cooler at a higher thermostat setting. If 1 room is warmer than another, blowing the hot air OUT of the room rather than cool air in can help cool more efficiently. 

  • Don’t set it too low:

While it might be tempting to set your thermostat very low, doing so can strain the AC and lead to higher energy bills and shut down. Setting an AC to low settings in AZ will Freeze the coils. I know that sounds counter intuitive, frozen coils cause the AC to shut down. If this happens the only fix is Shut down the AC for 12-24 hours and then turn it back on at a more reasonable temperature (around 78)

  • CHANGE the Filter:
Changing the filter at the right times can keep the home feeling cool and comfortable.  Depending on the type of filter you buy and time of year could determine how OFTEN you should change it. Some filters are every month. Some are every 3 months. Winter months you can usually extend that time. Summer often SHORTENS the time in between.
**Also to our Animal lovers, if you have a shedding furry friend that can cause you to need to change a 3 month filter every 2 months. SCHEDULE Reminders in your phone to check the filter every month.
Remember that AC units have limitations:
During extreme heat, your AC might not be able to cool your home down to very low temperatures. Use fans and blackout curtains to manage temperatures. Be aware of open windows or doors open too long and the impact that makes on the temperature. 
HOW TO CHANGE YOUR AC FILTER
Verify the size of the AC filter (often provided on your move in email)  but you can also check on the filter itself. Purchase the filters off amazon or Home Depot, Lowes or wal-mart. MUST be the right size! 

1. Locate the Filter: 

    • The filter is usually found behind a return air grill, often in a hallway, or inside the air handler (a large metal box in your attic, basement, or crawl space). ASK your property manager for more information. 

2. Turn off the AC: 

    • To prevent electrical hazards, turn off the AC unit at the thermostat before changing the filter.

3. Remove the Old Filter: 

    • Carefully remove the old filter, noting its orientation (airflow direction indicated by an arrow on the filter).
    • Dispose of the old filter properly to avoid spreading dust.

4. Install the New Filter: 

    • Insert the new filter, making sure the airflow direction arrow matches the system’s airflow.
    • Ensure the filter fits snugly in the slot, with no gaps, and securely replace the vent or cover.
5. Replace the Filter Regularly:
    • Replace disposable filters every 1-3 months, or as needed based on usage and your environment. 
    • Consider using a higher MERV-rated filter if you have pets or allergies. 
    • Wash reusable filters every 1-2 months, and ensure they are completely dry before reinstalling. 
6. Monitor and Maintain:
    • Mark the date of installation on the new filter for future reference.
    • Put a calendar reminder in your phone to check the filter monthly. 
    • Remember seasons can impact how often you need to change the filter no matter what the filter says.  
    • If you notice a filter getting dirty quickly, it may indicate a problem with your HVAC system or ventilation, so consult with a professional.
